The outside presentation of your property requires careful planning. Our top-notch home stager will compile a detailed, room-by-room checklist to implement our suggestions. They can assess the property’s requirements during this visit.
Professional Photography
I am a firm believer in the value of hiring a professional photographer. For me, this means bringing in a tried-and-true expert and coordinating with him to find the ideal shot of the house. Neither I nor the photographers I employ use smartphones to snap shots. The photographers have access to specialized lighting, high-end equipment, years of experience, and expert post-production editing skills.
Drone Video and Photography (if applicable)
I offer a tiered commission structure and depending on the seller’s choice I provide drove video and photography. Using drone photography in advertising is very neat. Beautiful, high-angle views of your home and lot are made possible, something that is impossible with ground-based cameras.
Custom Floor Plan and Measurement (if applicable)
In most cases, I can arrange for a professional to measure your property and draw out an attractive floor plan for you. Buyers appreciate this feature, and it serves as a quality check that the stated square footage is accurate. It’s just one of the many extras I offer that other agents don’t.
360° Virtual Tour
In some cases, I may hire a videographer to come to the house and shoot a more elaborate, action-oriented video. I advise the seller in advance whether or not this form of advertising is worthwhile which fully depends on the home’s size, style, location, and price range.
YouTube Video
After Google, YouTube is the world’s most-used search engine. I’ll create a video or virtual tour of your house and upload it to my YouTube channel so that potential buyers can easily locate it.
Single Property Website
The single-property websites that we design for my clients are a great way to highlight the features of both your home and the neighborhood. It’s a hub for showcasing everything from professional photography and video to special features of the home and beyond.
Digital Advertising
I go above and beyond the services of a standard real estate agent by engaging in targeted digital marketing on Facebook and Google. I prefer targeting potential homebuyers and current homeowners within a specified radius from your property with alluring eye catching advertisements. This generates interest, raises your home’s profile, and boosts our ability to sell it quickly and for a greater price.
Compass Exclusive Listing, Coming Soon, MLS, Syndication, and Showtime
I use all available resources to strategically position your house and gauge buyer interest even before it’s listed. All my listings have electronic lockboxes. These lockboxes measure how long agents are in your home. They provide an added layer of safety and a professional entry for people with appointments. To show your home, I use “Showing Time.” Buyers’ agents request appointments to see your home through this service. We can track showings and feedback using their app and make it easy to show your home.
Transaction Management and Contract Negotiations
For me, transaction management is not just simply helping you with paperwork. It’s also easing your way through complex documentation, demystifying unfamiliar terminology and giving you a better grasp of your options. Home price is only one factor to consider while negotiating a sales contract. There are many other important steps in an offer, such as due diligence on the potential buyer and earnest money deposit, closing dates and costs, and sometimes multiple offers. Once a contract has been reached, the second set of negotiations will begin and they will be about things like inspections and repairs. This is a place where deals can be formed or broken.
